Five services, one rule: nobody gets a number until someone has been on the roof. Below, each service has its own photograph, the spec we build to, what the price is based on, and what it does not include.

Asphalt shingle is still what most Austin houses wear, and most of them get replaced at 15 to 22 years because the Texas sun bakes the asphalt brittle long before the label age.
We strip everything to bare OSB or plank. Every sheet that gives underfoot, shows black staining or has delaminated edges is cut out and replaced with new 7/16-inch sheathing, and counted. Then drip edge on every eave and rake, self-adhered ice-and-water membrane in the valleys and around every penetration, synthetic underlayment across the field, starter strip, and architectural shingles such as GAF or Owens Corning lines nailed to the manufacturer's pattern. Step flashing at sidewalls is new. Pipe boots are new. Ridge vent goes on only after we have measured soffit intake, because exhaust without intake just pulls conditioned air out of your attic.
What moves the figure: total squares, pitch (anything steeper than 8/12 needs harnesses and slows the crew), number of stories, how many layers come off, how many sheets of decking turn out soft, and how much wall and chimney flashing there is. You see each of those as its own line.

Outside a shingle replacement: overlays, framing, gutters
- Overlays. We will not shingle over an existing roof.
- Rafter or truss repair. If framing is damaged we photograph it and you bring in a carpenter or we quote it as a separate line.
- Gutter replacement, unless you ask for it in writing.
- A figure before anyone has walked the roof.
Standing seam metal roof installation for owners staying put.
Standing seam metal makes sense if you plan to own the house for 20 years or more, or if you want a roof that throws back more of the August sun than dark shingle does.
Our metal roof installation in Austin uses 24-gauge concealed-fastener panels. The clips sit under the seam, so there are no exposed screws with rubber washers that dry out, back out and leak after a few summers of expansion and contraction. Under the panels goes a high-temperature underlayment rated for the heat that builds under metal, not the standard synthetic used under shingles. Trim is where metal roofs are won or lost: eave, rake, ridge, sidewall, headwall, valley. Each piece is bent to the roof, and every one is counted on the estimate.
A simple gable with two rakes and a ridge is cheap to trim. A cut-up hip roof with dormers, valleys and a chimney can double the trim count, and that shows up in the price. Panel color and finish are chosen before ordering; lead time on panels is set by the supplier and we tell you the date when we order.

Metal work we don't do on houses
- Exposed-fastener "R-panel" on houses. We fit it on sheds and barns only, by request.
- Metal over existing shingles. Tear-off first, same as any roof.
- Solar mounting. Coordinate with your solar installer; we leave the seams clean for clamp-on mounts.

When water is coming through a ceiling, the job is to stop it, not to sell a roof. Our emergency roof repair in Austin starts with a heavy tarp battened down with wood strips and screwed through the battens into the deck, or a temporary patch if the hole is small: a lifted shingle, a blown pipe boot, a punctured valley. The tarp runs up and over the ridge where it can, so water sheds over it instead of under it. Before anything is covered, we photograph the damage from the roof, because your insurer will want to see what it looked like before we touched it.
Once the roof is dry we come back, walk it properly and write a permanent scope. That might be a small job like resealing one boot, or it might be a section replacement. You decide with the paper in your hand, in daylight. For a roof leak repair that is not an emergency, the same scope process applies without the tarp.

What a leak call won't involve
- Signing a replacement contract on the night of the storm.
- Interior water cleanup, drywall or mold work. Call a restoration company for those.
- Any promise about what your insurer will pay.

Flat roofs leak at the edges and the penetrations, rarely in the middle of the field.
On low-slope commercial roofs we install and repair TPO roofing: white single-ply membrane, commonly 60-mil, over insulation board, with seams hot-air welded rather than glued or taped. A welded seam becomes one sheet. We probe every seam after it cools. Most of the labor on a TPO roof in Austin goes where the leaks actually start: parapet walls, edge metal, curbs around HVAC units, drains, scuppers and every pipe that comes through the deck. Each one gets its own detail, pre-formed or field-fabricated from membrane.
Flat roof repair cost depends on what we find. A split seam or a failed pipe boot is a small, fast repair. A wet insulation layer under the membrane is not, and we core-sample before quoting a re-cover so nobody seals water into the roof.

Left to other trades on a flat roof
- Spray coatings sold as a roof replacement over a wet substrate.
- HVAC disconnects and reconnects. Your mechanical contractor handles those.
- Structural repair to joists or steel deck.
Hail damage and storm roof inspection, hit by hit.
Hail bruises rarely show from the driveway. A real roof inspection in Austin means walking every slope.
After a hail storm we walk the roof slope by slope, chalk-circle every hit, lay a tape across it for scale and photograph it. Soft metals like vents and gutters get checked too, because dents there help show the hail size. Then we write it up: which slopes took hits, how many per test square, what is real bruising with granule loss and a soft mat underneath, and what is blistering, foot traffic or plain age. That last part matters. A report that calls everything hail damage helps nobody once an adjuster looks.
If the report shows hail damage roof repair or replacement is warranted, the estimate follows as a separate document. If it doesn't, you have a dated record of your roof's condition.

Who we are a good fit for, and who should call someone else.
Good fit: homeowners who want to know what's under their shingles before they pay, and property managers who need a flat roof fixed at the edges rather than coated over. Anyone with water coming in tonight gets a tarp without signing anything.
Not a fit: if you want the lowest number in town and are happy with an overlay, we will lose that bid. If you need a guarantee that your insurer pays, nobody honest can give it. And if you want a firm price over the phone from a satellite image, we will ask to come out first.
